Discovering New Construction in the Next Brooklyn Hotspot: Prospect Lefferts Gardens

Prospect Lefferts Gardens, or PLG, is located in Brooklyn, directly east of Prospect Park and just south of Crown Heights. It’s a quiet, charming neighborhood that combines proximity to a 526-acre green oasis with the energy of urban living.

How does PLG compare to Crown Heights, Bed-Stuy, and the greater Flatbush area?

PLG shares architectural similarities with Crown Heights and Bed-Stuy, featuring beautiful limestone townhouses and a historic district that has retained much of its original charm. Unlike these areas, PLG's historic rowhouses were rarely converted into multi-unit rentals, so many still feature their original single-family layouts. This makes rowhouse condo conversions less common in PLG compared to Bed-Stuy, where they’re much more prevalent.

While Crown Heights and Bed-Stuy have seen extensive new development in recent years, PLG is about 5–10 years behind in terms of large-scale development activity. Flatbush, on the other hand, sits just a little further out and has focused heavily on rental projects, with very few condos in the mix.

What housing options are currently available for purchase?

PLG offers a wide variety of housing options. Historically, the neighborhood has been known for its single-family limestone rowhouses and freestanding wooden homes, alongside prewar multi-family co-ops and rentals.

In recent years, new development has diversified the market with boutique walk-up condos, midsize rental buildings, and upscale, full-amenity condos like our project, Calvert Collection. These newer options provide a level of luxury and modern convenience that has been relatively rare in PLG until now.

What is the neighborhood known for?

PLG is renowned for its vibrant cultural heritage, with deep Jamaican and Caribbean influences that are still very much alive today. The neighborhood is also a haven for exceptional ethnic food, particularly Caribbean cuisine, drawing people from across Brooklyn for authentic dining experiences.

Additionally, the neighborhood’s proximity to Prospect Park gives it a unique appeal, offering residents easy access to one of Brooklyn’s greatest landmarks.

How do you see the evolution of Brooklyn's new development offerings in this area?

PLG’s new development offerings are becoming more sophisticated and varied. Early developments consisted of boutique walk-up condos and smaller rental buildings. However, as more people have discovered PLG’s proximity to Prospect Park, coupled with its landmarked historic district, developers have started introducing larger projects with modern finishes and amenities.

Recent standouts include The Benny (77 Clarkson), Rogers Residences (625 Rogers Avenue), The Fenimore (410–412 Fenimore), and boutique projects like Winthrop Gardens (143 Winthrop) and Alcove Residences (237 Rutland Road). On the rental side, The PLG (123 Linden Blvd)—a full-service tower with amenities like a pool and gym—proved that demand for high-quality, service-oriented residences exists here.

Our Kingsdel Real Estate developments, Rogers Residences and Calvert Collection, are pushing this trend further. Rogers Residences offers private outdoor spaces and garage parking, while the Calvert Collection brings upscale amenities like co-working lounges, a fitness studio, a kids’ playroom, a rooftop dog run, and more. These projects are attracting buyers from all over Brooklyn and Manhattan who are seeking luxury at a more affordable price point than nearby neighborhoods.

What buildings stand apart?

Key developments that stand out in PLG include The Benny and Rogers Residences, both of which introduced thoughtfully designed, high-quality residences to the neighborhood. Of course, our Calvert Collection is setting a new standard for luxury living in PLG, starting with Calvert Villas and Calvert House.

What is the difference between Calvert Villas and Calvert House?

Calvert Villas is an intimate, boutique-style condominium with just 10 units, featuring spacious 2- to 4-bedroom residences. Two of the 3-bedroom penthouses boast wraparound terraces with stunning city views, and one has double-height ceilings.

Meanwhile, Calvert House is a larger, 49-unit building designed to offer an upscale lifestyle with more extensive amenities, including a fitness studio, co-working spaces, a kids’ playroom, and rooftop features like cooking stations, a dog run, and private terraces. It offers studios, 1-, 2-, and 3-bedroom units, most of which include private outdoor space. Residents of Calvert Villas also have access to many of Calvert House’s amenities, making this dual-building development designed by Palette Architecture a standout in PLG.

What is a pro tip for buyers discovering new parts of Brooklyn?

As with other Brooklyn neighborhoods near Prospect Park, express train service, and cultural landmarks, PLG is rapidly growing in desirability. Right now, buyers have the unique opportunity to secure spacious, high-quality homes in this historic area at prices that are still affordable.

It’s worth remembering that neighborhoods like Park Slope, Windsor Terrace, and Prospect Heights experienced similar growth patterns. Buyers who invested early in these areas have seen tremendous appreciation in value. Don’t miss the chance to purchase a thoughtfully designed home with modern amenities near the park, knowing that today’s $700K unit may very well be worth $1M in just a few years.

Designed with a photoshoot-friendly aesthetic, this room features psychedelic wallpaper and DIY crown molding that frames the wallpaper beautifully. Camille and Brandy’s DIY projects, like the custom lampshades, add a personal touch to the space.

Blue Room

Camille’s kitchen is a dream for anyone who loves to cook. With a preference for gas stoves, Camille enjoys the efficiency and practicality of her kitchen, which also includes a double oven and dishwasher. The space is designed to be both functional and inviting.

Red Room

Once an office, the Red Room has been transformed into a moody hangout spot. With striking red walls, crown molding, and unique ceiling details, this room is perfect for relaxing and watching movies. The beaded chandelier and custom furniture pieces add to the room's distinctive character.

Dining Area and Unique Finds

Camille’s dining area features a beautiful table and chairs by the same designer as her bedroom pieces. The Morana glass chandelier and floor lamp are standout elements, reflecting the high-quality craftsmanship. The room also includes a bar cart, gramophone, and bird cage, all adding to the eclectic vibe of the home.

Living Room

The living room is anchored by a conversation couch, reupholstered from a brown leather piece found in Miami. The one-of-a-kind bookshelf behind the couch is a mix of French and Asian styles, featuring antique and Amazon finds. This space, designed for engaging conversations, showcases Camille’s eye for unique and meaningful decor.

Inside Look Studio DB's Newest Boutique Condo Project At The Symon

One of the industry's best-kept secret designers, Studio DB — the New York-based design firm led by husband and wife duo Damian and Britt Zunino has released a first look inside their latest project in Brooklyn Heights. Located at 76 Schermerhorn Street, The Symon is the brand-new and luxurious, 13-story full-service condominium.

Living Room.jpg

Studio DB thoughtfully crafted the 59 stunning residences, including three penthouses that crown the top of the building, as well as all of the amenity spaces and captivating, pre-war facade. Damian and Britt hand-selected signature finishes inspired by the past that also make a strong modern statement, creating comfort in every space as well as giving the building its own bespoke identity. The sophisticated design starts at the one-of-a-kind entry foyer of the residences, featuring large solid panel doors, crown molding accents, eight-inch baseboards as well as inlaid wood flooring medallion with a basket-weave motif (also present within the lobby). Oversized divided-light windows and custom washed-oak floors fill each residence with natural light and warmth. Graciously proportioned kitchens feature custom raised-panel cabinetry, marble countertops and high-end appliances like Bluestar and Thermador, while bathrooms offer refined material selections, diamond tile patterns and master bath fixtures in antique brass from Waterworks.

Evoking the past through a contemporary lens and drawing inspiration from the historic buildings and elements of the surrounding neighborhood while seamlessly incorporating modern details, The Symon's façade is made up of hand-laid brick, distinctive arched windows and a prominent canopied entry, thus giving the building a pre-war feel that evokes the character and distinction of the neighborhood’s treasured brownstones and grand apartments.

Within The Symon’s sales gallery, Studio DB has recreated a model apartment to mimic what's to come for the under construction project set to commence closings in late Spring 2020.
