Barak Blackburn Team's 112 India St. Development Brings Luxury Living to Greenpoint with Townhouse-style Units and Unique Features
Compass' top Brooklyn team, the Barak Blackburn Team, has announced the launch of their new development, 112 India St., located in the Greenpoint neighborhood of Brooklyn. This three-unit new development offers attainable luxury in an area lacking large and quality inventory.
Christine Blackburn, who is marketing the project and is one of the developers, addressed the shortage of large luxury apartments head-on to meet consumer demand. This is Christine's second project as a developer, the first being Bath Haus, down the street from this project that sold out last year.
The new development comprises three- and four-bedroom units, with one of the units already in contract (an all-cash deal) that will set a record price per square foot for a one-bedroom in Greenpoint. Each unit has double-height ceilings and massive outdoor space, offering townhouse living without maintenance. In addition, the penthouse has a private elevator that goes to every floor, an unusual feature for the area. Prices range from $999 to $3.7M.
The team worked with Crosby Studios, known for their celebrity clients, to design the condos; this is Crosby Studios' first condo building design. Dyphor NY managed the staging, providing an elevated non-cookie-cutter look. The exterior of the building is adorned with tropical hardware meant to maximize privacy on the first floor and maintains a uniquely modern and contextual aesthetic that also blends with the neighborhood.
According to Christine, turnkey luxury townhouses are not on the market in Greenpoint, and buyers do not want to lose a year of their lives waiting for renovations. The luxury inventory shortage has to do with people in Greenpoint not selling as often as in mature markets like Park Slope.
Buyers coming to see the units are local and familiar with the area or people outside the city who have been to Greenpoint before.
