A Look At The Hottest New Developments Set To Launch This Spring

The New York City real estate market has seen record-breaking activity so far in 2021. Corcoran Sunshine, one of the city’s top new development sales and marketing firms, just released stats that May 8-14 officially marked the strongest week for signed contracts of any week in Manhattan since May 2007.

Below is a roundup of some of NYC’s most exciting and successful launches this year with information outlining the various building details, amenities and pricing.

450 Warren

  • Address: 450 Warren Street, Gowanus, Brooklyn

  • Developer and architect: The team is all Brooklyn-based, with developers TANKHOUSE and architecture firm SO - IL, in their first multi-family building in New York City. 

  • Number of units/unit mix: 18 total - 2-bedrooms and 3-bedrooms, including penthouses

  • Pricing: TBD

  • Building: 450 Warren offers a completely new way to live in Brooklyn, with striking architecture featuring a central courtyard and entrances to each residence directly from the outside through a separate foyer vestibule outside the residence. 

  • Amenities: 450 Warren will feature extensive communal and private outdoor space, a gym, lounge and work space, dog grooming stations, and parking available for residents. The building will also include multiple retail spaces of over 4,000 square feet on the ground floor. 

  • Most specific estimation of sales/leasing launch: Sales anticipated to begin in June 2021

2505 Broadway

There’s a rush of new development taking place in the UWS and this building is responding to that with floor plans that speak to a wide range of buyers (i.e. not just families) and an architectural design that is respectful of the neighborhood but still has a forward approach

  • Developer and architect: Albanese Organization, Inc. / Exterior architect Pelli Clarke Pelli Architects & SLCE Architects, with interiors by Award-Winning COOKFOX Architects, in the nation’s first LEED Certified residential high-rise.

  • Number of units/unit mix: Studio to 3BRs 

  • Pricing: starting from approximately $800,000

  • Amenities: Full-time Doorman, Live-in Resident Manager, Light-filled fitness center with private training studio, Children’s playroom, Residents’ lounge, with chef’s kitchen and dining area, Game Room, Landscaped roof terrace with sundeck, lounge area, barbeque and dining area, and Bicycle storage. The Mill

  • Developer and architect: The Mill Owner’s Company / Granoff Architects

Era  

  • Address: 251 W 91st Street (Corner of 91st Street and Broadway in the Upper West Side)  

  • Number of units: 57  

  • Pricing: $1.625 Million - $11.25 Million

  • Developer: Adam America Real Estate and Northlink Capital 

  • Architect: ODA    

  • Amenities: Rooftop pool, 24-hour concierge, fitness center and yoga studio, lounge, children’s playroom, youth room for gaming, music room, bike room, pet grooming station, and private storage units for purchase. Slated to be the only open-air rooftop pool on the Upper West Side. The rooftop will also feature recreational and lounge areas.
